ThE Intervention
During our 1-hour VV (Visual & Verbal) walkthrough, my surveyor’s eyes and builder’s lens spotted new plaster and fresh paint carefully touched up around the edges of the windows. Tracing beyond these cosmetic cover-ups, I identified a systemic window failure. The core issue was water ingress actively leaking through the termination joints, meaning the fresh paint was merely masking a severe defect that will ultimately require a total replacement of the windows.
The Result

ThE Intervention
Acting as an Expert Witness and Neutral Party, Jake forensically traced the root cause past the cosmetic damage to the common roof slab. He converted these failures into an irrefutable report proving the MC’s statutory breach before the Strata Titles Board (STB).
The Result
Armed with this RICS-accredited evidence, the STB ordered the MC to pay $85,000 in damages, repair the penthouse via a BCA-registered contractor, and fund an independent specialist to guarantee the roof's water-tightness.

The Situation
A massive condo overhaul came to a halt when the contractor demanded more money for “unforeseen structural limitations,” refusing to continue work until paid.
ThE Intervention
I was brought in to conduct an independent review. By comparing the physical work on-site against the original contract terms and BCA regulations, I proved that the
“limitations” were actually due to the contractor’s own poor sequencing and sequencing errors.
